What we refer out

Some of the most important work around a property deal should be done by someone independent of the sale. We name it plainly rather than blur the line.

  • Valuations and surveys

    A formal valuation is regulated, independent work. We refer it to a chartered valuer, so the number is not the same person's who is selling you the property.

  • Legal and conveyancing

    Deeds, title checks and conveyancing are a lawyer's or notary's work. We refer them out and keep the legal check independent of the sale.

  • Property management

    We let property; we do not manage it afterwards. Ongoing rent collection, maintenance and tenant handling we refer to a dedicated manager.

Common questions about our services

Can Cornerstone value my property?

Cornerstone gives you a view of the market — what comparable properties are actually asking and achieving — but a formal valuation is a separate, regulated piece of work. We refer that to a chartered valuer rather than doing it in-house, so the number you get is independent.

Do you handle the legal side?

No, and deliberately. Conveyancing, title checks and deeds are a lawyer's or notary's work, and Cornerstone refers them to people we trust rather than doing them ourselves. Keeping the legal check independent of the sale protects you.

Does Cornerstone handle both sales and rentals?

Yes. Cornerstone acts on both sales and rentals, and for both sides of each — buyers and sellers, landlords and tenants — across homes, land and commercial property.

Who pays the agent's fee?

Fee arrangements vary by transaction and are agreed in writing before any work begins. Cornerstone sets out who pays, when, and what is included at the outset, so there are no surprises at the close. We do not publish a fixed rate because the right arrangement depends on the deal.
